Al Mairid, Ras Al Khaimah
Mira Coral Bay is the world's first multi-branded waterfront community, developed by Mira Developments in Al Mairid as a joint venture with Marjan, the master developer of freehold property in Ras Al Khaimah. The 220,000 m² master plan brings together 124 villas, 100 townhouses and more than 400 apartments alongside a 100-key five-star spa hotel, a 250-room resort hotel, two branded beach clubs, a yacht club and 10 branded restaurants. Fourteen global luxury brands take part, with every building furnished by one of them and every residence handed over ready to occupy. Mira Coral Bay places branded residential living, hospitality and marine facilities on one stretch of coastline.
Mira Coral Bay comprises villas, townhouses and apartments arranged in clusters along the Al Mairid waterfront. Villas occupy six clusters and townhouses two, with apartments grouped into four residential clusters. A shared podium runs beneath the buildings, holding underground parking and an art gallery, so walkways and landscaped areas connect every cluster at ground level without vehicle traffic.
Mira Coral Bay is planned around 14 global luxury brands, with each building furnished by one of them. Mira Developments builds these collaborations with houses including Bentley Home, ETRO Home, Jacob & Co., Trussardi and John Richmond. The brand attached to each building and villa cluster is published when that collection opens for sale, and a separate villa concept, Kadar Villas, was created for the community by an international architect working with a global branding agency.
Mira Coral Bay holds its own stretch of the Al Mairid shoreline, with private beach access from inside the community. Two branded beach clubs sit on the waterfront, each with dining, lounges and sea views under its own brand, and a yacht club within the community provides berthing for owners and arriving guests. Ten branded restaurants and a waterfront retail promenade run alongside them.
Mira Coral Bay operates on a hospitality-integrated model, with hotel-style services available to owners in every cluster rather than only inside the hotels. These include concierge, valet parking, housekeeping, in-residence dining and maintenance. A 100-key five-star branded spa hotel and a 250-room resort hotel sit within the master plan, each running under its own theme, and both are within walking distance of the residences.
The Mira Coral Bay master plan comes from Marco Casamonti & Partners / Archea Associati, the Italian studio behind the Antinori Winery in Tuscany and the Li Ling World Ceramic Art City in China, with more than 200 built works internationally. Building forms take their geometry from the natural structure of coral, set between the shoreline and the Hajar mountains inland, with generous layouts and high ceilings across the collections.
Mira Coral Bay occupies a waterfront position in Al Mairid, on the northern side of Ras Al Khaimah city, where the coast meets the Hajar mountains inland. The setting gives lower density than the city centre while keeping downtown retail, schools and business services 10 minutes away by car. Ras Al Khaimah International Airport is 25 minutes south, Al Marjan Island 30 minutes along the coast, and Dubai International Airport is reachable in around 1 hour 15 minutes.
Ras Al Khaimah is the northernmost emirate of the United Arab Emirates, where the Arabian Gulf coastline meets the Hajar mountains and Jebel Jais, the highest peak in the country. Foreign nationals own freehold property outright in designated communities, and the country applies no property, income or capital gains tax to individuals. S&P Global affirmed the emirate's sovereign rating at A/A-1 with a stable outlook in March 2026, a rating band it has held since 2008. Visitor numbers reached a record 1.35 million overnight guests in 2025, and the emirate projects a total of 4.6 million visitors in 2027, the year Wynn Al Marjan Island opens 30 minutes along the coast. The emirate sits within roughly four hours' flying time of about a third of the world's population.
Mira Coral Bay offers freehold ownership from AED 550,000 in an emirate where freehold apartments and villas both returned average gross rental yields of 5.3% in Q2 2026, with residences handed over furnished and ready to let.
Mira Coral Bay is the largest project announced to date in Al Mairid, and buyers enter while roads, marine works and utilities across the district are still being laid by RAK Dredging Company under Marjan's mandate. RAK Vision 2030 designates the area a tourism and investment zone. Prime coastal supply across Ras Al Khaimah remains limited against demand, and freehold residential values stood 5.4% higher year on year in Q2 2026 after two years of faster growth.
Every residence at Mira Coral Bay arrives furnished by its brand partner, which removes fit-out cost and closes the gap between handover and first rental income. Hotel-style services run across every cluster, supporting short-stay letting alongside long-term tenancy. Ras Al Khaimah drew a record 1.35 million overnight visitors in 2025 with tourism revenues up 12%, and the emirate is doubling its hotel keys towards a target of more than 3.5 million annual visitors by 2030.
Foreign nationals acquire freehold title at Mira Coral Bay. A purchase reaching AED 2 million may provide eligibility for the renewable 10-year UAE Golden Visa, which accepts off-plan property from approved developers and allows values across more than one property to be combined towards the threshold. The visa carries no minimum stay requirement and permits sponsorship of a spouse, children and parents, alongside a tax environment with no property, income or inheritance tax.
